Accessibility is key. The range of different classifications of need is good. Where residents do not need a care package and are mobile using aids, then routes to centres need to provide safe access. This is a big need where footpaths have not been well maintained over many years and link roads are hosting an increasing number of cars and bigger vehicles as edge of urban planning applications are approved.

National policy is as it should be. Local policy and practice needs to deliver facilities at a rate determined by need. It is a case of delivering the facilities throughout the plan period and not at the end.

Self build adds variety to the housing mix, particularly in moving designs forward. Unfortunately, some such developments are started and left unfinished, thus bringing harm to a setting. There is a need for all developers, large or small, to demonstrate they have secure finances in place to bring about completion within a reasonable period of time.

RoW is very supportive of allocating small and medium plots for development and produces audits of both brown sites and sites likely to be deemed as being grey. This so as to bring some protection against development of the wider green belt. We do though campaign to have stricter control brought to what is approved in terms of visual and spatially inappropriate development. Grey in green presents an opportunity to achieve development figures but Green Belt criteria must be met.

The government best standards should always be met in new housing and other developments. The new plan should accept these. Setting lower consumption levels for water is not good practice. The goverment will have to act upon global warming, supply at different levels of purity. Addressing wasted water too. A new Plan will wisely address upcoming needs in supporting new developments.

We have to accept higher density living with careful thought and planning being brought to the best places for multiple occupancy homes to be developed. There is a difference to be considered between the heavily urbanised areas and smaller settlements. Perhaps very localised planning.

The other housing policies for Wilmslow are set out in the NP. This for other settlements too. These need to be adopted and given significant weight in planning by the LA. Adoption of these will avoid duplication

The new LP needs to recognise the changing ways in which the modern economy is being driven. Whilst it remains the case that an increase in manufacturing is crucial to growth it seems smaller enterprises will grow in number. Important too is the need to create jobs within the community.

Wilmslow Town Council has produced its vision for the town centre. Other aspects of their NP recognise the need to bring a variety of businesses, activities, accommodation and transport to the town.

At RoW we do not support the mining of peat. It is no longer required in the horticultural industry. Even the movement of peat releases harmful CO2 into the atmosphere assisting global warming.
