Alsager Town Council may be interested in the consideration of smaller and medium sized sites in the interest of social and community cohesion, especially if they were to provide affordable housing. Such developments, however, must be subject to SUDS (e.g. Close Lane) assessment.
Most of the Planning Applications for Alsager are - and have been - large scale.

Alsager Town Council strongly supports the development of wheelchair and disability adapted dwellings within our community as this is demonstrated as a need in our commissioned Housing Needs Analysis.
Water Efficiency is also a key priority and climate change this summer has contributed to several serious sewage problems. This may be a significant issue of infrastructure.
It is also important that there is no diminution of NDSS. The Town Council has objected to some proposed developments that seek to maximise profit over Space standards.

Alsager Town Council recognises that HMOs can play a role, especially for younger people seeking a first home. It is important, however, that they are well-designed with NDSS, strategically located to ensure that they are not exploited for over-occupation and become 'ghettos'.

The Town Council would urge Cheshire East to develop a clear policy on amenity, density and backland development that protects existing residents who have committed a great deal of personal financial resource to purchasing and living in a home in Alsager. In our view - and that of the Neighbourhood Plan -this was not evident in the recent approval of the Manor Farm development.

Alsager Town Council notes this outline of the Cheshire East employment and economic profile but is unclear about whether there is any focus upon the southern part of the borough. In our view, this is not primarily a matter of allocating employment land. This has very visibly failed in Alsager under the previous local plan, leaving the community with empty warehouses for years.
The Town Council would be interested in an economic strategy to strengthen investment locally in green and renewable energy.

Alsager Town Council is doing what it can, within its powers to make the Civic Centre, the library and the Council offices into a community hub as required by the made Neighbourhood Plan (TC1: Public Realm Regeneration).
The Health and Wellbeing sector provides both local employment and venues for residents including health and beauty salons. There are multiple takeaways, coffee shops, restaurants and pubs.
All banks have closed their branches, but the Civic Centre has provided the location for a banking Hub which is highly valued by residents and the Town Council.

This is a major issue for Alsager in that residents repeatedly report their frustrations with speeding violations, congestion and the poor condition of the road infrastructure to support all of the development that has been implemented. Local Plan policies need to be more effective in practice, given the current tendencies of Highways Officers to be dismissive towards any improvement initiatives (e.g. access to and from Manor Farm).
The Neighbourhood Plan supports policies and objectives for more sustainable travel but these seem to play little part in Development Proposals. The Local Plan needs to raise their priority profile.
