We note following the call for sites a number sit within Nether Alderley. We appreciate The scoping study will not allocate development sites but we trust that the
new Local Plan will provide growth with protection. With the need for homes and jobs
being addressed but at the same time protecting the countryside, landscape and
heritage
Flooding is a serious issue, particularly in rural parts of Cheshire including Nether
Alderley. This needs to be resolved before additional
Future development is considered which would put pressure on the drainage
systems in the area resulting in preventable flooding

This is a significant issue for the residents of Nether Alderley as the parish in its
entirety sits within the Green Belt. We are mindful of the recognition of the National
planning policy to recognise grey belt land which may include Green Belt land that
makes a limited contribution to green belt purposes but trust that as stated here the
new Local Plan will prioritise development on previously developed (brownfield) land
and suitable grey belt sites

NAPC considers the parish to fall under the “other settlements and rural areas “tier
Will the new Plan include the same 35 “infill villages” as identified in the existing plan
or will this list be changed or expanded?

Our Neighbourhood Plan states that there may be the need to provide a small number of new homes across Nether Alderley within the limits of Green Belt Policy, whilst
no site allocations are proposed, the current CELPS allocated Alderley Park as LPS
61 an opportunity site which included the development of around 200-300 homes,
almost all of which have been built.
Any new residential development away from Alderley Park should be limited to that
in Policy HD1
Flooding is a serious issue, particularly in rural parts of Cheshire This needs to be resolved before additional new homes are built

Affordable housing both social rented and LCH are key to ensuring working age
people can afford to live within close proximity to their work in particular in the lower
paid roles . This will ensure mixed age and socio-economic communities in particular
in the high value locations such as Alderley Edge,Prestbury,Nether Alderley
including Alderley Park.
Small scale rural Exception Sites will be supported to meet an identified need for
affordable housing to address local identified needs; this may include a small
proportion of market housing if required to make the affordable scheme financially
viable.

Independent living with support for older persons housing such as extra care village
in areas such as Nether Alderley and Alderley Edge that is affordable to buy such as
that provided by The Extra Care Charitable Trust or The Guinness Partnership

NAPC feel that this policy could potentially have a significant impact on our community and is something that we will be monitoring closely as it could have significant impact traffic , limited local services and already under pressure drainage systems

Nether Alderley is in the main a rural economy and many local businesses are micro,
small or medium enterprises, with a significant number being run from residents own
homes. In addition to which there are a number of rural based businesses and
working farms. Development at Alderley Park which sits in both Nether Alderley and
Over Alderley comes under LPS61 of the current Local Plan, will this remain as is in
the New Plan or will it be revised, or become redundant?

Part of the parish has been identified as having minerals potential and an area of
Search for Sand and Gravel is identified in the current Cheshire mineral Local Plan.
Such development may not be considered inappropriate provided it preserves
openness and it doesn't conflict with the purposes of including land within the green
belt
