An objective of the Nether Alderley Neighbourhood Plan is to ensure that local
housing needs can be delivered through NANDP Policy H1 to accommodate any
new housing development appropriate to the Parish`s rural setting in the Green Belt,
in order to satisfy strategic growth requirements, address local housing needs and
deliver locally needed infrastructure in parallel

The entire Parish of Nether Alderley is located within the Cheshire East Green Belt
and is subject to restrictive policies within the current Cheshire East Council Local
Plan Strategy in the context of Green Belt Policy. The NPPF and CELPS make it
clear that permission will not be granted for inappropriate development in the Green
Belt except in very special circumstances. Our Green Belt status is important to
residents of Nether Alderley and is highly valued for the role it plays in protecting and
enhancing the parish's rural setting particularly its historic core.

NA is mainly open in character with dispersed housing. Much of the area is open
countryside interspersed with small farms and hamlets. Its historic core is a
conservation area made up of several heritage assets. The whole of the parish
located in green belt., with little existing brownfield land. We trust that the new Local
plan will follow national policy and encourage growth in urban areas using previously
developed (brownfield) land where possible

he Alderley Park LPS 61 Opportunity site sits partially in the Parish Nether Alderley
and partially in the Parish of Over Alderley. and is the focus for local employment
particularly in life sciences research and development and tech industries. Will the
new Local Plan revise/review/renew this policy in any way?

Our recently made Neighbourhood Plan has an accompanying design guide, as the
new plan making system is replacing these with supplementary plans will it still be
material once the new wider Local Plan comes into effect?

Nether Alderley features in the Domesday Book and has over 180 sites
recorded on the National Heritage Gateway which identifies 63 listed buildings,
mostly Grade II listed, although St Mary`s Church is Grade I listed. The environment
is rural in nature with general agricultural activities across the Parish.
The historic village core is a conservation area and the whole
parish sits within the greenbelt which is extremely important to residents and we trust
that the new Local Plan whose vision states that heritage assets will be maintained
and enhanced will reflect this.

definition as described in the CE settlement hierarchy and assumes that policies in
the new Local Plan will reflect this.

The demographic mix of Nether Alderley recorded in the 2012 Cheshire Community
Action community profile which was largely responded to by middle and older
generations showed that the majority of households has two residents and 78% were
without children at home. The construction of over 200 new homes at Alderley Park
will have had an impact on this data, and will more than likely create a more diverse
population for the Parish

Our own Neighbourhood Plan contains the vision and objectives determined through
consultation with residents during the process of delivering the Plan.
Including to maintain and enhance Nether Alderley`s Green Belt”
To ensure that any new development is designed to a high quality and reflects local
character
To ensure that identified local housing needs can be addressed
To maintain and enhance the rural character of Nether Alderley, its local heritage
and historic environment
We would want the new Local Plan to reflect these aspirations for Nether Alderley
