The key service centres need reassessing because building has put some areas at the limit and beyond of their sustainable capacity as only houses have been built and not enough community infrastructure. Do a call for sites for schools and sports facilities and bus stations and car parks for train stations

Densification is music to developers ears meaning more houses less car parking within their curtailage and ignoring good design and layout so drop densification as it smacks of losing the battle on sustainable development

With small sites you must insist on car parking within the curtillage of properties as on road parking is a menace of new housing areas

The parking standards policy requires updating.
All dwellings should have 2 parking spaces and any with 3 rooms or more require 3.
This is to address the current weaknesses of developments where road parking is causing an obstruction. Even a 1 bed apartment could have 2 people 2 cars

For future sustainable development there has to be a serious focus on waste reduction. Allocating land for this limits the housing and employment potential

The local plan and CEC is very weak on sustainable transport and active travel with outline plans at Strategic planning board still focusing on roads for vehicles and highways not engaging fully on active travel. Case in point the distance to the bus stop outside of the development on plans for Booths Park Knutsford

CeC development planning do not share the same passion for the environment that residents and national planning policies do.

EiA scoping should presume it is needed unless proven overwise

CeC planning frequently overrides comment and objection from its own technical officers on green open spaces and landscaping and clearly considers it a luxury item not a mandatory one. Developers frequently double count land as play amenity and suds and expect to get away with delivering it at the end of major developments some 5 years after first occupancy.
