The future operation and scientific use of Jodrell Bank could be significantly affected by development within its consultation zone.

The Local Plan should therefore ensure that any development which could affect Jodrell Bank’s operation, scientific capability or protected setting is appropriately assessed and controlled.

The design of smaller-scale developments should reflect and complement the character, scale and appearance of the surrounding area, rather than being considered in isolation.

Within a neighbourhood area, we would expect an appropriate local design code reflecting the character and distinctiveness of Holmes Chapel to be developed and applied.

The evidence base should include specific and sufficiently detailed data for individual settlements, including Holmes Chapel, rather than relying solely on borough-wide information.

Clarification is also requested on the proposed refresh cycle for the evidence base.
Evidence should be regularly reviewed and updated throughout the plan period. It should not be treated as a one-off evidence-gathering exercise, particularly where circumstances, infrastructure capacity and development levels are changing.
