Local plan scoping consultation

Dear Strategic Planning Team,
I am writing as a resident concerned about the potential housing and employment development sites that have been submitted for consideration around Prestbury Road, Wilmslow, including sites affecting the area around, Prestbury Road, [REDACTED].
I understand that the sites shown on the Council’s housing and employment site submissions map are not currently proposed allocations. However, I would like my concerns to be taken into account when these sites are assessed and when decisions are made about the future spatial strategy for Wilmslow.
I ask Cheshire East Council to give particular consideration to the following matters:
• The cumulative impact of additional development on traffic levels and highway safety on Prestbury Road and surrounding roads.
• The capacity of the existing road network to accommodate further housing and employment development, including the cumulative impact of multiple sites rather than assessing each site in isolation.
• The impact on local infrastructure, including schools, healthcare, drainage, utilities and other community facilities.
• The protection of Green Belt, open countryside, trees, wildlife and the wider landscape around Wilmslow.
• The effect of development on the character and setting of Wilmslow and the residential areas around Prestbury Road.
• Flooding and surface-water drainage, including whether existing drainage infrastructure has sufficient capacity for additional development. The field behind our continually floods onto a large pond.
• The need to prioritise suitable brownfield and previously developed land before releasing Green Belt or other undeveloped land, where this is consistent with national planning policy and the evidence base. The field behind us is arable land and is used for wheat crops every year.
• The need for robust transport, environmental and infrastructure evidence before any sites around Prestbury Road are considered for allocation.
I am particularly concerned about the cumulative effect if several sites in and around Wilmslow are progressed at the same time. I therefore ask the Council to assess the combined impact on Prestbury Road, the A34 and the surrounding road network, rather than considering individual sites independently.
Please record this email as my representation to the current New Local Plan scoping consultation and ensure that these concerns are taken into account when the submitted sites are assessed and the Local Plan’s spatial strategy is developed.
I would also like to be notified of future consultations concerning the proposed allocation or assessment of sites around Prestbury Road and Wilmslow, so that I have the opportunity to comment when more detailed information becomes available.

In addition to the attached email expressing my concerns, I should make it very clear that as a resident [REDACTED] for the past 27 years, I strongly object to any development of the farming land and green belt that adjoins Prestbury Road and the surrounding area.

Any development will create an urban sprawl from Wilmslow to Prestbury/Alderley Edge with no distinction between the individual characteristic towns and villages. This should be preserved.
