Local plan scoping consultation

Dear Sir/Madam,
I am writing in response to the current scoping consultation for the new Cheshire East Local Plan.
I understand that this consultation is not seeking comments on the allocation of specific sites. However, I understand that land to the east of Light Alders Lane maybe considered for future housing development and I wish to place on record my concerns so that they can be taken into account when the Council develops its site assessment methodology and evidence base.
I support the separate representations submitted by my husband, [REDACTED], and would like to highlight the matters that concern me most as a local resident.
Traffic and road safety
Light Alders Lane is already a challenging road for motorists, pedestrians and cyclists. It contains narrow sections, limited visibility and no footway. A significant increase in traffic generated by new housing would raise safety concerns and further increase congestion on surrounding roads and key routes such as the A6 corridor.
Loss of countryside and wildlife
The land currently forms part of an attractive area of open countryside which provides habitat for local wildlife and contributes greatly to the character of the area. The loss of this farmland would be permanent and would diminish the green setting enjoyed by local residents. I am particularly concerned about the impact on wildlife, including birds, bats and other species that rely upon these habitats.
Flooding and drainage
I am concerned that development on open farmland could increase surface water run-off and place additional pressure on local drainage systems. Existing drainage and flooding issues in the surrounding area should be carefully examined before any consideration is given to development in this location.
Pressure on local infrastructure
Local roads, schools, GP services and other infrastructure are already under pressure. It is important that the Council fully understands whether existing infrastructure is capable of accommodating additional growth before potential development sites are progressed.
Rural character and settlement identity
One of the key attractions of living in this area is its rural character and sense of openness. Development of this land would fundamentally change the landscape and character of the area and could contribute to the gradual erosion of the distinction between neighbouring communities. I would ask the Council to give significant weight to protecting the unique character and identity of this part of Cheshire East.

I would be grateful if these comments could be taken into account when preparing the evidence base and site assessment methodology for the new Local Plan.
I would also appreciate being notified of any future consultation involving the land to the east of Light Alders Lane, or any adjacent land parcels, so that I have the opportunity to provide further comments should a site allocation be proposed.
