Representation Summary:
I object to the inclusion of 291.03 hectares across 12 adjoining sites around Ashley in the Local Plan/SHELAA. I believe development would destroy Green Belt and agricultural land, harm important landscapes, wildlife corridors and heritage assets, and increase flood risk within the River Bollin catchment. Ashley lacks schools, healthcare, shops and adequate public transport, while existing rail services and surrounding roads would be unable to accommodate substantial additional demand. I am also concerned about airport flight paths and bird-strike constraints. Development would increase traffic on narrow rural roads and bridges. I therefore request that the proposed sites are removed from consideration.

I am writing to formally object to the inclusion of the 291.03 hectare land submission around Ashley (12 adjoining sites totalling 291.03 hectares) in the Cheshire East Local Plan/SHELAA for the following reasons:
1. Destruction of Green Belt land. Ashley parish is designated as “wash over” Green Belt, serving as a barrier separating Cheshire East and Trafford. Building on the land would merge the two areas thus directly conflicting with the core purposes of this Green Belt area.
2. Housing development would cause irreparable damage to the Bollin Valley, Tatton Park, Rostherne and other ancient woodlands, protected species corridors and Grade II listed buildings including Ashley Hall.
3. Destruction of agricultural land. This prime agricultural land must remain so to supply food to the nation.
4. Flooding risk. Any development would cause a risk of flooding in the River Bollin catchment area due to lack of surface water capacity.
5. Airport flight paths and bird strike safety zones. The land falls directly under the flight path and bird strike safety zones making high density housing unsuitable for this area.
6. Lack of facilities in a small rural parish. There are no medical facilities, schools, shops, let alone buses, so any new residents would have to travel by train into Hale village in Trafford or towards Knutsford.
7. Inadequate public transport services for commuters. The trains currently only operate on an hourly basis, and this line is already overcrowded during the rush hour with not enough train carriages for the volume of passengers. The proposal would require more public transport infrastructure, such as the expansion of Metrolink/The Bee Network, which would cause further destruction to the Green Belt. The lack of adequate public transport to/from Ashley would lead to more traffic congestion on the narrow country roads.
8. Highways and safety issues. The roads through and around Ashley are all very narrow country lanes with dangerous bends and narrow, aged, railway bridges which could not cope with additional traffic heading for the M56 and A538.
The proposal is entirely inappropriate and MUST BE REMOVED from Cheshire East Local Plan/SHELAA
