The availability of town centre properties that are potential appartments or smaller dwellings would help with town centre regeneration. Town Centre develpoments of this type should be encouraged particularly when derelict industrial or heritage buildings are available.

As a service centre Congleton is now surrounded by 1000's of houses outside its boundary who pay no precept to their service centre. The review and revision of the town boundary is essential to the ability of the town to fulfil the future needs of residents.

Commitment to a minimum distance that housing can be built from an active quarry site would be sensible in an areas such as Congelton with multiple quarries.

The Plan must the use of Council owned assets for health and social care functions a priority. Congleton has a number of facitlites either in a poor state (Fellowship House) or standing empty (Mountview) that could be delivering beefit for community .

The Plan should support community energy schemes that drive the instalaltion of new reneable energy facilites. The recent obstructive actions of Cheshire East with regard to the new Hydro scheme in Congleton is extremely disppointing and contrary to the council's own objectives.

The Plan should give full protection to green spaces that are also heritage sites. In Congleton these include Priesty FIelds and the Priesty Trail (Congleton to Astbury). Greater importance shoudl also be given to the smaller features that feature in our streetscape such a red brick walls, iron gates and railings and indutrial heritge to ensure they are not swept away by over zealous developers or homeowners.

The importantance of carbon sequestration and the protection of peat soils and bogs needs to be recognised in the planning process so that exisitng peat rich soild areas such as Danes Moss, Congleton Moss (Mossley) and Moss Lane (Congelton) are improved and not damaged or destroyed by building on or alongside them.

The continual growth of Congleton as service centre requires that it will require a new househld waste and recycling site in the future as existing sites are already struggling to cope, flytipping is still increasing and residents frustrations with waste service grow.

A serious commitment to the principles of Biodiversity Net Gain must be embedded in the plan not overidden in favour of development at any environmental cost. The achievement of BNG ON SITE as a priority as detailed in Neighbourhood Plan's like Congleton's must be recognised.
