Representation Summary:

We support Cheshire East preparing an up-to-date Local Plan and understand that the borough needs to plan positively for homes, jobs and infrastructure. However, the rural settlements of Ollerton and Marthall must be assessed on their own merits and must not be treated as an extension of Chelford. The made Neighbourhood Plan should be used as the starting point, with early Parish Council involvement where any new evidence, boundary, site or policy could affect it. Any future growth must be based on realistic accessibility, infrastructure and drainage evidence, alongside proper protection of landscape, agricultural land, settlement identity and rural character.

5.23: Careful consideration must be given to the specific details of transport links when determining development locations. Public transport links in Ollerton and Marthall are limited in frequency and direction, therefore, generalisations relating to presence of bus stops give rise to misleading information and inappropriate development. The presence of a railway station in Chelford does not mean that land in Marthall or Ollerton should be considered suitable for development, as this fails to recognise the actual settlement pattern and local identity of the rural parish of Ollerton with Marthall.
