Delivering genuine affordable housing must be achieved through brownfield regeneration, urban infill, or dedicated rural exception schemes in sustainable locations, rather than speculative, high-value greenfield developments on Poynton's eastern periphery.

Poynton lacks local employment opportunities to support further residential expansion, turning new housing into a commuter enclave that generates out-commuting and burdens regional transport networks without contributing to local economic growth. Furthermore, critical social infrastructure across Poynton—including local GP surgeries, dental practices, and primary/secondary schools—is already operating at or beyond maximum capacity. Adding housing without prior, fully funded infrastructure expansion places unacceptable pressure on over-subscribed public services. Spatial growth must align with genuine local employment provision and proven infrastructure capacity.
