This is a massive opportunity for Cheshire East. Remain true to the principles of our area. Vibrant town centres surrounded by a mix of farming and industry. Currently, Crewe and Macc are run down in the centre, but with ample brownfield opportunities. Fix this first before contemplating destroying a tree or a blade of grass.

M6 junction 17 is a major problem that needs addressing. The connecting trunk roads are too small to take the current and future volumes of traffic. As those roads and the links into Sandbach are so close to the M6, they are highly sensitive to issues on the motorway. This translates into gridlock on a frequent basis. we need to plan how to take traffic away from the single carriageway bridge over the M6 and away from the A534 corridor. Public transport in Sandbach is not a viable alternative to car transport due to rail station location, capacity and service.

It is worth noting that the burden of proof regarding whether or not traffic impacts from development can be safely mitigated without severe impacts rests with the developer, NOT the council. If transport assessments (TAs) supplied by developers are not able to prove their case, you CAN safely refuse or defer applications. Your responsibility is to scrutinise the TAs. Many recent TAs are seriously flawed. The issues have been pointed out to you but you have ignored the information. When the Hillsborough law is enacted, you may find that you may be accountable for such negligence on your part?

A very important area. Building in truly sustainable locations is key. Don't gloss over sustainability analysis in terms of site selection. Just because a site is adjacent to a current settlement boundary does not make it automatically sustainable. Is there LOCAL housing need? Where are the employment opportunities? Are there GENUINE alternatives to car transport?

Again, truly sustainable locations are critical. reducing the need to travel is absolutely key. Don't fudge the results again. Whatever happened a few years ago cannot be allowed to happen again.

Take a realistic view on safe walking routes. If footpaths are not over looked they are not safe. If they are narrow and have obstacles in them that force prams onto the road, they are not safe. Don't continue to ignore these types of issues.

If you genuinely want to help on this front, don't fudge the air quality result, don't accept flawed Transport assessments and don't build houses where there is inadequate local employment or public transport provision.

Appreciate that you can't control the agenda, but electric cars are not as green as they appear. 70% of car emissions come from brakes and tyres, not engine fumes. The government need to consider the whole life carbon footprint of vehicles, not just emissions from the power source.

Good quality design is more likely to be forthcoming from small scale developments from local developers than the big nationals who tend to build "anywhere" houses.
