A detailed traffic assessment must be completed as part of this exercise- current housing applications are being granted despite evidence and significant concerns that traffic levels are already unsustainable.
the identification of suitable sites should direct developers to first develop sites that have the least impact on the locality in terms of ecology, traffic and infrastructure, loss of biodiversity and agricultural land rather that just what appears more attractive and profitable to them,

Development needs to focus around existing settlements where infrastructure and employment opportunities already exist.
Much of the recent development has focused on 3-5 bedroom houses (with the exception of the current requirement for 30% affordable housing within each development) and little consideration for the needs of an ageing population who have no wish to live in a retirement home.
The requirements with respect to affordable housing being within all new developments fails to account for the need for such housing to be near employment opportunities/transport links

The logic for the release of green belt for affordable housing is unclear. By the very nature such housing is likely to be occupied by persons/families on low incomes potentially with limited access to their own transport. Hence such housing should be developed in areas where there are clear employment opportunities with good access to public transport.

the regulation of allowing buildings to be converted to HMOs should consider the exclusion of smaller housing units- allowing the conversion of these effectively removes what are the more affordable properties from the housing market

This is a key area- there has been significant expansion in the county as recognised in this document in both housing and employment opportunities with little investment in infrastructure- roads, health, education etc.. Accelerated growth without first putting more infrastructure in place risks significant problems and issues materialising.

Whilst developers are at planners insistence including 'green areas' to support BNG there is little thought been given to the true ecological benefit of these areas-just planting a few more trees and hedges to does not compensate for the loss of a purely natural habitat and does not consider the long term sustainability of such areas- e.g look at the poor state of the supposed conservation areas on Stapeley Cronkinson Farm development- these are now basically large areas of weeds and brambles with little or no ecological value
