The CE Housing Needs Assessment must be developed in synergy with the current local five-year housing need surveys being prepared by neighbourhood plan steering groups.
In order to prevent developer "application hoarding", housing numbers must be delivered within 'reasonable time-frames' (or else be rendered void).

We welcome policies that encourage the construction of more 2 and 3 bed homes including ground-floor accommodation for older residents or those needing accessible homes and for affordable homes.
Repeated Five-year Local Housing Needs surveys across the Wybunbury Combined Parishes NP Area have consistently identified a need for smaller homes for first-time buyers and those wishing to down-size. Applications to-date however, demonstrate far too many larger "executive" style homes that exclude local buyers, often too few to provide developer contributions.
Local Plan policies must be sufficiently robust to enable housing development that truly does reflect local and strategic need.

The wider determinants of health include appropriate housing supply and supportive, safe built environments and green spaces.
However, planning must also reflect the wider objectives of Cheshire East's other objectives including its transformation Plan.
Planning must work with the Social Care Directorate to provide a robust demographic and operational data base to develop homes that enable older and disabled residents to stay at home for longer, whilst rejecting indiscriminate construction of residential and nursing care homes. This must include better engagement with NHS partners and Property NHS to ensure medical/health facilities keep pace with demand created by rising house construction.
