We need incentives to get brownfield sites put forward. Grey and green are too easy and cheaper than clearing brownfield sites we will end up with out of town builtup areas leaving dead town centres

There are a number of 'industrial' sites across CE that have been available or for sale for a number of years, including near new roads. The need for these really needs to be questioned at National level before assigning land. Cheshire East and all Councils need to push back and question the assumptions being made by Government instead of rolling over and destroying the planet.

Site Waterloo Road/Coppice Poynton 4376 is Greenbelt and in no way could be assessed as Greybelt.
As a regular walker through this site, I know there are bats, foxes, badgers and even 3 deer that frequent the fields. Buzzards soar overhead, there is a kestrel, and numerous other birds and mamals that have there homes here. Do not take away their habitat. The RSPB annual bird survey already confirms a reduced variety in the area due to habitat loss.
I understand a newt survey has already been undertaken, but in the driest month we have ever had, so unreliable

Absolutely not! Development of Greenbelt for affordable housing is not the answer. Affordable housing needs to be in town centres, close to public transport and local facilities to be in line with the financial needs of the occupants. Ploughing up the rural landscape is not the right thing to do.!

Brownfield first. Regeneration incentives for disused shops and buildings. Develop these, as either council or private residences and you stop town centre delapidation, you start to get council taxes from the properties, it would be affordable housing, near existing transport links. The people in these then work more locally, save money, and spend it in the, now more pleasant and lively, town centre. Look at what Stockport have done.

There is a demand for bungalows given the demographics. Nowhere has this been featured.

The areas surrounding Chrshire East, such as Stockport, are proposing, and indeed have commenced, large housing projects right next to CE. It is imperative to take the siting of these into account when looking at where to develop in CE to avoid over supply in the wrong areas.

Site 4376 is totally unsuitable and has been rejected before. The site floods regularly, actually preventing tge floods going to neighbouring housing. Grass absorbs the rain.
There is an old underground Bunker from the War under this site.

Site 4376 Waterloo Road to Coppice Poynton is essential to the local environment. It is actively farmed with livestock. It is encased by historical hedgerows essential for wildlife. It is surrounded by trees to help carbon capture and air quality. The field is used by walkers on the footpath, and additionally by children playing football, flying kites etc. If we have learnt one thing from Covid it is the importance of green spaces such as this to health and wellbeing.
To develop here would merge Poynton, Higher Poynton, Ward's End and Adlington into one massive built up sprawl
