Representation Summary:
Under NPP 2026 guidance, the Land East of Waterloo Road, Poynton, SK12 1ST (previously site 4326), can only be considered Green Belt, not Grey Belt, and is therefore unsuitable for development due to potential environmental impacts, including nature and ecology conservation, heritage matters and flood risk.
A Town Council-commissioned heritage assessment, alongside independent drainage and ecology surveys, has confirmed these concerns. Considering this site for development would therefore be contrary to National Planning Policy Guidance (2026).
