Representation Summary:
I object strongly to the potential plan for excessive housing development to the SW of Macclesfield (Congleton Rd and SW Macclesfield Dev. Area). This development will not benefit the people of Macclesfield and is only to the advantage of the Developers. The size of the housing development proposed in the “site submission” is unreasonable considering the issues of ecology, amenity and drainage. The better option for Macclesfield housing would be the redevelopment of unoccupied buildings. Please see my full submission for details.
Full text:
I object strongly to the potential plan for excessive housing development to the SW of Macclesfield (Congleton Rd and SW Macclesfield Dev. Area). This development will not benefit the people of Macclesfield and is only to the advantage of the Developers. The size of the housing development proposed in the “site submission” is unreasonable considering the issues of ecology, amenity and drainage. The better option for Macclesfield housing would be the redevelopment of unoccupied buildings.
Detrimental issues related specifically to building along the line of “Thirlmere” (border of existing housing) will be:
1) Loss of habitat for the resident protected bat and Owl species.
2) Loss of peat bog habitat and potential release of trapped carbon.
3) Possible damage to Danes Moss due to possible dewatering.
4) Drainage issues (storm run-off) and high probability of flooding to existing properties.
5) Due to existing housing being set upto 5m below the level of the proposed new housing:
a. Flooding due to rainwater runoff.
b. Ground instability / due to possible movement of the unreinforced embankment.
c. Loss of privacy due to being overlooked by new housing.
d. Loss of light due to being shaded by new housing.
Further, a general points applicable to all potential developments:
6) Design drainage and water storage to be sustainable and capable of capturing the future levels of rainfall, not designed to suit 1950’s rainfall figures!
7) There must be sufficient parking to avoid pavements being obstructed by cars.
8) All local facilities need to be expanded to suit the increased population – employment, parks and play areas, water supply/treatment, schools, medical etc.
9) Housing needs to be low cost to be available to local families and sustain the local community.
