Local plan scoping consultation

I strongly object to the proposed housing allocation on land between Ryecroft Lane and Pavement Lane in Mobberley. The scheme would result in the loss of critical green belt which, according to the Cheshire East Mobberley Settlement Report from August 2020 "makes a major contribution to providing an essential gap between Mobberley and Knutsford." This green belt is key to protecting the character of this peaceful rural setting, land that provides an important recreational facility for walkers and dog walkers. It is also vital in ensuring that Mobberley does not simply become swallowed up by its more urban neighbour – Knutsford.

The local infrastructure is already limited in terms of shops and schools and building additional housing will place further unacceptable strain on these facilities.

An additional concern is flood risk, as the land between Ryecroft Lane and Pavement Lane provides vital drainage in the immediate area. The fields, nearby gardens and Pavement Lane alongside are all regularly flooded during periods of bad weather. Development of the land would reduce drainage and therefore significantly increase flood risk to local properties.

Finally, the land is also a critical habitat for wildlife, including bats which I understand to be a protected species - the mature oak trees along the land boundary provide an ideal home for them and they can be seen each night using the hedges along Pavement Lane for foraging. Development of the land would therefore be damaging to the environment and local wildlife.
