Local plan scoping consultation

Dear Strategic Planning Team,
I am writing regarding the preparation of the new Cheshire East Local Plan and, in particular, the Green Belt land between Blakelow Road and Buxton Old Road in Macclesfield which has been put forward through the call for sites process.
I would strongly encourage the Council to retain this land as Green Belt and not allocate it for housing development in the new Local Plan.
This area forms an important and very visible part of the transition between the built-up area of Macclesfield and the surrounding open countryside. Development on the site would, in my view, significantly alter the character of this part of Macclesfield and result in a permanent loss of open Green Belt land.
I am particularly concerned about the landscape and visual impact of development here. The topography and elevated nature of the surrounding area mean that a substantial housing development could be particularly prominent, both from neighbouring residential areas and from the wider countryside. Once developed, this open character would be extremely difficult, if not impossible, to restore.
The site also performs an important function in maintaining a clear distinction between the existing urban area and the countryside beyond it. I believe retaining this separation contributes considerably to the character of the area and should be given significant weight when considering the future spatial strategy for Macclesfield.
I recognise that Cheshire East needs to plan for future housing requirements and that suitable land will need to be identified. However, I would ask the Council to give priority to brownfield sites, previously developed land and other opportunities within or adjoining existing settlements before considering the release of Green Belt land such as this.
I therefore ask that the land at Blakelow Road/Buxton Old Road remains within the Green Belt and is not identified as a housing allocation in the emerging Local Plan.
