In Cheshire East Council’s Mobberley Settlement Report published in August 2020, pages 49 to 53 contain a summary of the value of the 'Land off Ryecroft Lane reference MB08' towards the Five Principles of Green Belt.

Sustainable communities are of paramount importance when formulating a local plan.
The ability for communities to be able to access space for their well being is imperative. Housing targets are secondary to a community's mind and body well being.
New homes need employment, schools, good transport links, GP surgeries, reliable gas, electric and water supplies which all go towards building a community that can thrive with plenty of open spaces and no urban sprawl.

The new local plan is merely facilitating builders to go on a speculating mission on certain plots of land without restraint. This approach merely blights large areas of Cheshire to be potentially built on.
Brownfield sites should be released to builders first, before any Green Belt land is even considered to be released.

If Cheshire East reclassifies some of Mobberley's Green Belt land to be Grey Belt land, will there be procedures for that reclassification to be challenged?
Under the Grey Belt regime, how will this affect unrestricted sprawl and ribbon development and how will this be measured to prevent neighbouring towns/villages merging into one another?
As a matter of principal, Green Belt should only be released where all available Brown Field sites have been taken up for building. Green Belt prevents urban sprawl, protects the identity of settlements, supports biodiversity and provides recreational opportunities.

As my previous comments the Land between Ryecroft Lane & Pavement Lane Ref: CFS26 373 creates a ‘significant/major’ contribution to the greenbelt corridor between Mobberley and Knutsford (as accessed in your 2020 ED37 Report) to prevent 2 settlements from merging. I therefore strongly feel that any part of this land should not be considered for any development in the future and should remain as designated ’Greenbelt’ for farming purposes.
