Dear Cheshire East Planning,
Re: Cheshire East Local Plan and the proposed housing development on the land between Ryecroft Lane and Pavement Lane.
Having been a resident of Mobberley for 20+ years and experienced the growth and over development of the village. I strongly object to the proposed housing development on the land between Ryecroft Lane and Pavement Lane.
My objection is based on:
Environment: The development of this “Green Belt” site will result in the loss of valuable open countryside, eroding the rural character and setting of the area, harming local biodiversity, wildlife habitats (mature trees and established hedgerows), landscape quality, negatively affecting birds, mammals, pollinators and protected species.
The development would also reduce natural drainage, increase surface water runoff and flood risk. It would also increase noise pollution, air pollution, light pollution and carbon emissions from additional vehicle traffic
Location infrastructure: The site is poorly served by existing infrastructure, with local roads already experiencing congestion and limited capacity to accommodate additional traffic. Additional vehicles would worsen road safety concerns for residents, cyclists, and pedestrians. Footpath provision in the area is limited and inadequate, making safe access to local services difficult and increasing reliance on cars. As a result of the recent development at The Forge, I have already experienced a number of near misses with the additional traffic commuting to and from this development, additional traffic to this proposed site would no doubt increase the number of near misses, leading to incidents and possible fatalities.
Local Services: The increase in the population within Mobberley would place further pressure on local GP services, local schools, and other community facilities, which are already stretched and would face additional demand.
Village infrastructure: The surrounding road network is already under pressure and lacks the capacity to accommodate increased traffic, there are already congestion and serious road safety concerns with the current parking and congestion issues on Town Lane caused be residents visiting the Co-Op, Charlies, the hairdressers, the Chemist and the Bakery. Increasing the village population will only make these problems worse.
A Resident’s concern: As a resident of Mobberley for 20+ years and one directly impacted by this proposed development, in my opinion, this proposed housing development would cause significant harm to the openness and purposes of this natural and beautiful “Green Belt” area, replacing undeveloped countryside with extensive built development. It would result in the loss of the area's distinctive rural character, transforming an open, agricultural landscape into a suburban housing estate. Residents would lose valued countryside views and a sense of openness, while the development would erode the rural setting, landscape quality and local identity that make this area unique. The peaceful countryside setting, attractive views, and sense of separation from larger settlements would be lost. Housing, roads and lighting would create an intrusive urban presence, diminishing the village's character, setting, sense of place and long-established rural appeal.
Summary: Whilst I understand the need to build new homes, I feel that more suitable and sustainable brownfield sites are a much better option, as they have the ability to develop adequate and purpose-built infrastructure and public services, rather than small pockets of “Green Belt” land, which don’t have adequate infrastructure or the required public services to support additional residential development. I therefore strongly object to the proposed housing development on the land between Ryecroft Lane and Pavement Lane and in Mobberley.
