Local plan scoping consultation

Dear Local Plan Team,
I am writing as the owner and resident of (REDACTED), which adjoins the site identified on the Call for Sites map as Land East/West of Pepper Street – Housing and Residential.
Having seen that this land has been submitted for potential residential development, I wish to register my serious concerns and request further information regarding the site.
The field immediately behind my property is currently used as grazing land and forms part of the open countryside that contributes to the rural character of Mobberley. My home is a former Congregational Chapel dating from 1856, located within the Mobberley Conservation Area, and the surrounding open landscape forms an important part of its historic setting.
I am concerned that allocating this site for residential development would fundamentally alter the character of this part of the village. It would replace open agricultural land with housing, eroding the sense of openness and the rural setting that defines this area. The loss of this landscape would have a significant impact on the Conservation Area, neighbouring residents and the character and identity of Mobberley.
I also have concerns regarding:
• The potential loss of Green Belt land (if applicable), and whether exceptional circumstances exist to justify its release.
• Increased traffic on Pepper Street and surrounding roads, which already experience congestion and have limited capacity.
• Pressure on local infrastructure, including schools, healthcare services and community facilities.
• The impact on drainage and flood risk.
• The loss of wildlife habitat, biodiversity and an actively used grazing field.
• The cumulative urbanisation of the village and the erosion of the transition between the built environment and open countryside.
The comments prepared by our local councillor reflect many of these wider concerns, particularly regarding infrastructure, traffic, environmental impacts and the loss of village character. I would be grateful if you could please confirm:
• The site reference number.
• The promoter/landowner of the submission.
• The indicative number of dwellings proposed.
• Whether the site is currently designated as Green Belt.
• Whether the site lies within or immediately adjacent to the Mobberley Conservation Area.
• The current stage of the assessment process.
• When residents will have the opportunity to submit formal representations before any decision is made on whether to allocate this site.
As a directly affected resident, I also request that my details are added to any mailing list or notification service relating to this site and any future consultations.
I appreciate that this site has been submitted through the Call for Sites process and is not currently allocated for development. However, given the potential impact on my property, the Conservation Area and the wider village, I wish to be fully involved throughout the Local Plan process.
