I believe housing for older people is key to successful planning. Joined up thinking is required make a plan that properly considers need eg provision of truly attractive and suitable accommodation for elderly people could free up existing housing stock. High density housing in recent years has consistently failed to increase provision of bungalows. Transport links and social needs plus access for services could reduce local authority and healthcare costs if done properly. I fear the plan will focus on more and more tiny homes for young people instead of focussing on proper provision for the large elderly population

I agree with this and propose that these are focussed in smaller communities where large developments are highly impactful. Large build housing estates are not suitable for meeting the needs of everyone due to the density of current allocation of buildings and the number of cars they can be intense places to live.

This is important. Higher density housing is leading to a failure to build stock in bungalows which are arguably the most suitable housing for the elderly and disabled. I believe this is a mistake and will ultimately lead to impacts on many services if this issue is not addressed. Use of 3 storey housing for families rules a chunk of properties out of the market for elderly. Are there statistics on existing stock suitability for elderly and disabled?

If there is genuine need for this type of housing should it be considered whether to deliver in the form of new build student halls style accomodation with suitable car parking incorporated into plan?

I generally disagree with the tise in planning being given to drive through establishments in Crewe town centre (Burger King and McDonald’s). This provides the exact opposite of the intention described here. Town centres need to be pedestrian friendly and have accessible levels for a full range of business sizes eg market style units to start up independent businesses, 3rd spaces for communities to gather, quality restaurants not just burger places. Traffic is a key problem in many cheshire towns making them inaccessible and unpleasant to use

This is a key area where planning in the last 20 years has failed in Sandbach. The town has severe traffic infrastructure limitations (the lack of roundabout on the motorway bridge and single carriageway bypass. The lack of space for roundabout infrastructure for the hill and the lack of bypass for the Elworth side of the town. The increased traffic caused by development of a poorly considered town centre drive through macdonalds. This causes stress and lost leisure time for residents not just of Sandbach but those living south of Sandbach who have to pass through to access work.

The original crewe town was poorly designed for health and wellbeing in having no parkland in the town centre. Merging of old areas has created a fractured space and as house building and traffic has built different parts of Crewe are relatively inaccessible. The town centre redesign is an opportunity to consider ensuring that all types of facilities are accessible within walking distance of a single central space. Transport links should then be planned around this space. In an ideal world a tram link would be made to the station and hospital but failing this high quality alternatives

Ensure that this is done properly. It seems that developers find ways to avoid cost wherever possible at the expense of climate adaptation eg fitting solar panels but not connecting them. Ensure that the plan considers the full end to end thinking

This should also be considered in choice of sites. Vacant brown sites should be developed first and dealt with and not left undeveloped

A new local plan should aim to genuinely address the deprivation in Crewe. This has never been achieved successfully. Despite this it did have a thriving town that felt safe. Recent strain from loss of town centre *REDACTED* has made areas of Crewe feel unsafe. If any local plan is to succeed business and development and genuine addressing of transport links to address congestion due to the trains, and attractive infrastructure is needed. The industrial/business park has been successful but can this be grown/replicated to produce more opportunity?
