Local plan scoping consultation

I appreciate the bind the Council is in in because of NPPF, however we need to avoid building on Green belt land. Brownfield first should always be the mantra and the Council should work harder to identify brown field sites. In my area of Macclesfield there are many areas which could be regenerated. No building on green belt land should be allowed whilst brownfield sites exist.

This is difficult as the definition of grey belt is nuanced. It should not be that one individual from the Planning Inspectorate is allowed to determine whether land which previously held green belt status should be deemed 'greybelt'; I think a committee or panel should make such decisions to avoid personal bias. Preserving the setting and special character of historic towns is very difficult to prove when green belt is threatened.

This is crucial, but government and councils should do more to ensure this happens. Brownfield sites are often more expensive to build on than, for example, a green field. Developers should be required to prove that they have considered all brown field sites in an area before they are allowed even to submit outline plans to build on green belt land.

Brownfield sites should be prioritised for this. In my area there are plenty of derelict mills, for example, which could be used to house modern industries if they are not used to build housing.

In any planning decision, the local environment - including wildlife protections and other ecological considerations should be uppermost. No building on peatland, for example, should be allowed and protected species such as badgers, bats and birds should be just that - protected.

Cheshire East is a large area within which local needs will vary. I hope this is taken in to consideration

When experts such as the CPRE and Cheshire Wildlife are involved in decisions their expertise should not be ignored by the Planning Inspectorate

I am a resident of Macclesfield and have been adding my thoughts to the local plan via the portal but I’m finding this bit unwieldy so I have decided to email the rest of my thoughts.

I feel Cheshire East is a very large area and much of it I don’t know so I don’t feel I can speak for residents who live in other areas but I am very concerned about keeping the character of Macclesfield as the decades progress as well as allowing it and its residence to prosper.

As I have suggested on my thoughts in the portal as far as housing is concerned, we should absolutely concentrate on Brownfield first. I also feel that Cheshire East should put a call out to its residence asking them which areas of land should not be built on i.e. which green spaces should be kept. We could also be asked to suggest Brownfield sites. There are many in Macclesfield. I think houses and apartments should be focused on the centre of town – such as the very large space which used to be a Covid vaccination centre close to the railway station. There are many Mills which are more or less derelict on London Road And there are smaller spaces such as that on Chestergate which used to be a pub and has been lying derelict for many years now.

Cheshire East should do its absolute best to protect greenbelt land and should not allow developers to suggest that valuable greenbelt land which is also actively formed should be kept safe from development.

In any building infrastructure should come first. We can’t get an appointment with our doctor so I have no idea what will happen when we have lot more residence living in proximity to myself. The roads in Macclesfield are often congested. There should be more buses which are freely available to all residents to encourage bus use.

We should absolutely be trying to protect all our wonderful wildlife and encourage biodiversity in our area. This summer has shown that global warming is definitely happening and we should do our bit to try to mitigate its effect.

Macclesfield has a wonderful town centre. But it is blitzed by empty shops. The council should do more to ensure that landlords allow the shops to be rented at reasonable rents. We should also try to be more diverse with the kinds of shops that we have in the town. There are far too many cafés! We should be encouraging small businesses to come into the town. We should look at the example of altrincham which used to be pretty rundown and is now thriving to see what we can do in Macclesfield. It strikes me that the shops which exist there would fare well in Macclesfield as wel Michael Field has a thriving heart community and the town council was very well putting on free events for residence. More money should be put into this as it brings people into the town and fosters a sense of community. I applaud those who are currently involved in this.
