The NPPF guidance of "brownfield first" just is not happening. Swathes of perfectly developable brownfield land remain in Macclesfield town centre, often with lapsed planning permissions, when green belt land is being concreted over unnecessarily.

We need starter homes in town centres for first time buyers and young workers, so that there is good access to existing transport hubs and amenities. This should be 100 percent owned and truly affordable, or 100 percent social rent.

Reports need to be prepared on surface water flood risk when considering sites, particularly taking into account climate change. This seems to be downplayed extensively when considering suitability of sites.

I believe that the priorities for the Local Plan are:
1. Brownfield First
2. Truly affordable housing for first time buyers
3. Utilise existing infrastructure where possible
4 Protect the green gaps between settlements (villages as well as towns)
5 Respect for food security - no building on actively farmed green belt land
6 Respect for wildlife and environmentally sensitive areas - no building on peat.
7 Water supply, sewage and surface water flooding to be given more consideration
8 Encourage a move away from car use
