I agree with the need for housing but any new development must concentrate on brownfield sites which are definitely available in Macclesfield, Give precedence to local builders like successful developments in the town. Include sustainability for climate changes. include plans for sewage treatment, clean water supply, health and education facilities and integrated transport. Include, tree planting ,green areas and water absorption and storage. Include a plan for ongoing maintenance which should be monitored during and following any development. We should also look at supporting alternatives such as converting town centre business premises and self build options.

Definition of so called grey belt is being used by developers to grab green belt land for a cheaper building option. The original definition identified disused commercial land, this now seemingly includes green field sites that could be developed as natural areas for the benefit of the community. I understand the cost and difficulty of resisting applications from large developers, but encourage the council to try to protect areas such as the Upton/Prestbury road area and to refuse development on green sites and especially areas of peat bog, vital for water absorption

A pity that this consultation as not started earlier, i.e when the call for sites was originally published, when it may have been possible to influence the government attitude to full scales building on green belt

The fact that Cheshire East over reached previous housing targets does not seem to have been taken into account or used to push back on government targets for the area

There needs to be a definite policy of housing development on brownfield sites of which there are several in Macclesfield including some that are council owned. the loss of the old barracks mill site to out of town retail an example of a lost opportunity, the old king head/ three pigeons site on Chestergate remains an eyesore

Economic development also needs to take in the rural economy, farming is a major activity in the area and vital for food security. The natural environment , including parklands, nature reserves etc. these are a major draw for visitors to the area and need to be part of any local plan.
Life sciences continue to be a vital part of the economy and need to be part of any plan

Had to see how this will work at the moment, but the local plan should aim to make sure that any additional resources that may be available for urban regeneration will be available from the combined authority area

There has been considerable loss of green belt land across much of east Cheshire and this needs to be resisted strongly. The detrimental social and economic effects of urban sprawl are well known and documented. One of the main reasons for the attractiveness of the area, given in numerous opinion surveys is the proximity of countryside, this is being severely degraded by greenfield development. This also entails the loss of valuable farmland required to maintain food security

The idea of green gaps also need to be applied to areas around Macclesfield, Congleton, Poynton and Knutsford where there is danger of town merging and villages being swallowed up y continuing housing development

Agree with the need for a mix of housing and to meet separate needs, the current method of using corporate developers mainly means overpriced ( and minimal standard) estates tat do not meet local need. Some of the most successful developments have been town centre refurbishments and new builds carried out by local builders. Glad to see possible support for self-build although finding suitable land is difficult. It should also consider
alternatives such as modern pre-fabrication that can offer cheaper and faster construction
